- Administrative Services
- List the property in multiple list services, military website, and place lockbox at the property so other agents can show your property.
- Pre-screening of applicants including credit reports, financial information, and background information. Require that tenants carry renter’s liability insurance.
- Collection of Security, Pet Deposits and rents, electronic transfer of rents directly to your bank account. For past due rents—late notices, emails, and calls. File court papers and appearances, if necessary.
- Inspections are done before tenants move in and when they move out. Properties are video-taped and/or pictures are taken. Semi Annual Inspections. Obtain Lead Certificates for homes built before 1978. Register property with Maryland Department of the Environment and obtain licenses for local jurisdictions if required.
- With authorization, handle repairs through experienced contractors and handyman services that are responsive and cost effective. We will also use the company/person of your choice. Coordinate warranty services.
- Annual income and expense reports and 1099’s are provided to owners.
- Personal attention with emphases on customer service, responsiveness and updates.
